We feel it is a good time to buy property in Thailand and especially for foreigners to buy condos having 100% ownership. The situation with The Baht, and the USA and Japan's firm belief in defending the Yen,  won't change much from what it is. If anything perhaps few Baht swing only. LAND AREAS: 1 rai = 4 ngarn = 400 wah2 = 1600 m2; 1 talang wah = wah2 = 4 m2; 1 acre = 2.53 rai & 1 ha = 6.25 rai 

To date foreigners may own

  - a unit in a registered Condominium

  - a building (as distinct from its land)

  - a registered leasehold of up to 30 years for all types of titled land (and/or buildings).

  - a company can purchase land and buildings 49% foreign shareholding but must carry out business as well.

  - more than 40% of a condominium unless done in Company form.

  - 49% max of land/ buildings in a company

  - 1 Rai of land if they invest 40m baht in Thailand.

  - Usufract Interest or (sidhikepkin)  allows a foreigner to have temporary ownership to certain things in Thailand. Its really limited to 30 years but can be renewed just like a lease.


However, a 30-year lease can be a good idea with right to renewal to a freehold purchase, or a Thai company (7 PARTNERS) can be established with Thai majority shareholders. Foreigners own 49% shares in the company buying land but we can assist you to make sure your company is safeguarded. Remember if you need advice check first before you commit yourself.

BY FAR THE BEST CONDO VALUE FOR MONEY. Full rime cleaners, hallways cleaned daily and rubbish etc in 2018.

WHO STAYS AT SRITANA 2 CONDO Srithana 2 located between the Huay Kaew and Siri Mangkalajarn Roads: We have an assortment of foreigners and retirees from Japan; USA, UK, Norway; Australia and NZ to Thais and it is well run with an entry card system. We have x2 wheekchair bound owners from USA staying here. We have renters retirees and teachers from the UK and USA women staying plus now some Chinese. All the parking spaces have top security & cars are given a sticker to identify youre a scondo owner/renter. There are 2 entrances that are locked at night from outsiders who were using the condo entrance as a short cut. In 2018 this has now stopped and security on both entrances at night. There is outside tables and well as tables on the ground floor area where you enter the parking building

 

All the outside parking areas are allocated to the owners and tenants using a sticker system which stops outsiders parking their cars here. This means there are always outside parking for owners and staff. Inside the 8 storey car park building there are 6 floors allocated to car parking on the floors 2-8 for owners/ renters --plenty of spaces.

Never buy a condo that has underground car parking?? as in the past years flooding has occurred and owners cars may not be covered by insurance?

The Sritana2 condo 1st floor is allocated to motorcycles.and bottom floor to bicycles, There is also a rental service for motorcycles on the ground floor.

Management at SRITANA2 are excellent with foreign/Thai on the committee with meeting 14th July that all condo residents can sit in.

Manager name is Khun Nok and she can assist all owners and renters coming to Thailand with online notification arrival with immigration. The office is opened 5 days with occassional Saturday. A lot of condos will not do this? For those foreigners wanting to buy a car; drivers licenses or secure their Tabian baan Yellow book Khun Nok can assist you. There is a management committe at Sritana2 condo and any owners can be on LINE APP. This allows owners to be aware 24/7 of any changes happening; upgrades; maintenance; etc. Its perhaps the only condo in Chiangmai that has these extras which makes a foreigner feel at home even when back in their own country. It means you are not out of touch with whats happening at Sritana2 condo.

Who can buy & own a condominium in Thailand any foreigner up to a max of 49% ownership. If Thai own 51% or over then the max condos available drops accordingly

OTHER IMPORTANT ASPECTS: Check security, how often changed; Sinking fund; Condo Management committee if any & be careful buying unfinished condos & never buy condos NOT built
